RULES MANUAL FOR TENANTS

From today you are part of the Roommate community, we are going to help you so that your life and your study in Madrid are an unforgettable experience. Healthy coexistence on each floor is very important to us, we want everyone to be comfortable, that is why we invite you to respect the general conditions and rules of My Room:
 

This agreement on the General Rules of coexistence is established in order to preserve the harmony, well-being and safety of the residents and maintain a bond of mutual respect and healthy coexistence.
A) The tenants must respect all the rules of coexistence of the present regulation. They must also have respect for other Roommates and for the staff who work for My Room.   
B) The consumption of drugs and alcoholic beverages is strictly prohibited. At the slightest evidence of its use, the resident will be sanctioned immediately, and must leave the rented apartment.
C) No Roommate may enter the apartment in a drunken state, or disturb the neighborhood or perform actions that harm or disturb other residents or that violate property.
D) It is forbidden to leave or dirty clothes in common areas.

E) At night from 11/30 pm, out of respect for colleagues and neighbors, we must avoid noise of any kind, loud music, slamming doors, shouting, etc. You cannot have parties or social gatherings that disturb the tranquility of the neighbors. Any event carried out outside of the ordinary will be with the prior authorization of the lessor.

F) During the rest of the day the noise level should be reasonable.

G) It is not allowed to coexist with animals or plants.

H) It is totally forbidden to smoke in any of the interior rooms of the house.

I) The loss of the delivered keys generates a cost of € 50.

J) Ifyou have locked your room and you have forgotten your key inside, the door will be opened for you at a cost of € 20 for travel days and working hours. Saturdays, Sundays, holidays or after hours the cost of reopening the door will be € 30

K) The common areas must remain clear, both the hall and the room must be free of bicycles or clothes lines. Therefore, the storage of bicycles inside the house is prohibited.

L) The use of electrical appliances such as: heaters, radiators, stoves, stoves or other heating appliances is NOT allowed, neither inside the rooms, nor outside, falling on the tenant any objective liability that may arise from the use of one of these appliances .

K) The energy consumption is estimated so that normal use can be made by all the tenants who currently reside in the house, but making responsible use of it. So you can NOT use different consumer appliances at the same time, so that it does not jump and turn off the light.

L) My Room reserves the right to enter the house (NOT entering the occupied rooms) to verify correct compliance with these general rules of coexistence. 

M)  My Room is not responsible in any case for the loss of valuables, money or other belongings. Each tenant will be responsible for any damage that may be suffered or caused by any of their companions, or visitors.

Any violation or breach of this agreement of the General Rules of coexistence, will be subject to the sanction that My Room considers corresponding, and depending on the seriousness of the fault, the termination of the contract and expulsion of the tenant may be reached

The payment of the monthly value of accommodation must be made from the 1st to the 3rd of each month in advance. As of the expiration of this term, a surcharge will be applied. 

The Security Deposit must be paid at the time of signing the contract and will be returned to the tenant as long as he has complied with all the general rules and delivers the room in the same condition received. 

Each My Room tenant is assigned an identification number in the contract that is important to remember, because it is necessary to carry out different procedures on our website and in our offices. Each floor and its room also has an identification and reference number.

If you have booked through the web and you come from abroad you must notify us two or three weeks before your arrival, confirming to My Room, by email or by phone, wathsapp or email the day and time of arrival, to have everything ready and notify the other colleagues, and if you have hired the airport pick-up service so that our transport staff is prepared. 

Remember that the arrival time is established in our business hours from Monday to Friday from 10:00 am to 2:00 pm and from 4:00 pm to 8:00 pm outside these hours, ask us if it is possible to receive it with any extra charge. And remember that if you bring bulky luggage or any type of furniture you must inform us in advance.

As soon as they arrive at the house and check the room, the tenant must inform My Room If you find any defect or lack of something that does not reflect the list of checklist, If the tenant does not say anything on the next business day, he or she is responsible for any damage and deficiencies found. For this purpose, there is the Arrival Check List, which is provided when the keys are handed over to each tenant and who signs that they have received the room in perfect condition and with the furniture indicated in this document.
